Individual Plots & Residences : |

| Each plot will be admeasuring 1000 Sq. Yards or more (Gross). |

| Option 1: | |||
| Design and construct your own dream house the way you want and whenever you want subject to the following conditions: |

Maximum permissible area to be constructed on the ground floor : 40% of net plot area. |
||
| * |
Maximum permissible area on the first floor : 75% of the area constructed on the ground floor. |
||

Maximum Basement area to be constructed: 25% of the area constructed on the ground floor. |
||
| * |
No construction to be allowed higher than Ground +1 floor. |

Maximum permissible Height will be 26’ from the ground level
of the plot including plinth. The bottom of the overhead water
tank will have maximum permissible height of 12’ above the
top of the first floor and the same will be excluded while calculating
the total height of the building. The overhead water tank shall
have maximum permissible base area of 48 Sq. Feet and height of
4’. |

Over and above overhead water tank on the constructed house, maximum
additional water storage tank permissible capacity will not exceed
4000 liters. |

Compound wall, its height, colour and elevation and gate of the plot can not be reconstructed, demolished or changed. The place, size, height and the colour of the name plate and the plot number plate can not be removed or changed. |

The margins to be left while constructing a house within the plot: | ||
| All the sides touching an internal road : 20’ (except where the length of the corresponding side of the plot is less than 70’, the minimum margin shall get reduced to 15’). | |||
| All the other sides including the sides touching the community boundary: 15’ (except where the length of the corresponding side of the plot is less than 70’, the minimum margin shall get reduced to 10’). | |||
| Option 2: | |||

You may choose from the existing 3 or 4 house designs suggested by us and construct a house now or whenever you want by yourself having your own material specifications. These designs would have houses ranging from 180 to 450 sq. yards of constructed area. |

You
may even choose any of the suggested designs and get the same
constructed by the developers, accepting or choosing from the
standard material specifications given by the developers at a
pre-determined cost. However, if you want the developers to construct
the house in this option, you need to exercise your option maximum
within 24 months from the date of booking your plot. |
